Can water penetrate stucco?
Yes! Stucco is a cement product. It is no different than a cinder or cement block. Density is the only difference. Cement is porous and therefore absorbs moisture and allows the transfer of moisture through from one side to the other.
Unless the stucco on your home has had a masonry sealer applied, it WILL allow moisture to transition through to the inside on the stucco application. Read our resource article on this topic for more info.
Should I be afraid of stucco?
Afraid? No. Cautious? Yes. If stucco is installed correctly along with all necessary flashings, expansion joints and drainage plains, it will provide an attractive, long-lasting life to any home. Caution should be employed, as many stucco applications were installed improperly and are missing some or all of the required pieces to make the application successful.
How Do I Know If My Stucco Is Good or Bad?
To the untrained eye, it is hard to tell which stucco applications are correct and which are failing. A visual inspection by a trained professional can determine if details are missing. This will give an indication of whether or not the stucco is likely to have problems.
An invasive stucco test with a probe is required to see beyond the surface. This type of inspection will often spotlight areas of deterioration beneath the stucco that otherwise would not be known until catastrophic failure. As our mothers always told us, “If you don’t know, ask!”
How Do You Fix Stucco?
This is determined on a house by house basis. Some homes can be modified or repaired to protect against future failure by retrofitting certain features and applying a sealer to prevent moisture intrusion. Other homes are beyond the point of no return and will require full removal of the stucco facade. Afterward, the home will require reinstallation or conversion to a different exterior product such as siding or stone.
